There have been many interesting statistics about the sheer size and girth of the big 7 banking institutions in this country recently. Namely, prior to the 'To Big to Fail' congressional bills totaling over $2 Trillion in our tax dollars the Big 7 controlled about 46% market share. Now, 5 years later, the Big 7 control about 56% market share.
Here in San Diego, CA the mortgage lending performance of the Big 7 has been abysmal. They lack performance, close late and can not seem to get their files straight. Exactly 30% of my loan production is from people needing a last minutes rescue close. I get phone calls every week from people with the same mantra, "Help, my bank can't close my loan".
There are several factors for this and, once you review the root issues you begin to see the massive issue at hand:
1) Due to new regulation and liquidity requirements the Big 7 must prioritize their toxic assets first. This is a very time
consuming process
2) Loan origination is not a key element for revenue for the Big 7 right now
3) Many are concerned they will not pass their stress tests
4) It is easier for the Big 7 to purchase loans from originators like me than to actually originate them
When you have access to billions in inexpensive capital the priority becomes utilizing the capital to its maximum advantage. This means doing things the little guys can not due such as purchasing and servicing relatively inexpensive preforming assets such as large tranches of mortgage loans.
It is just easier and cleaner for the Big 7 to buy loans that it is to actually originate them!
So, what is the solution???
It is very simple, work with a mortgage banker that is local to your
state. A localized mortgage banker familiar with your
state can close quickly and has already effectively created a machine that functions adequately in your market place. The Big 7 are way to generalized nationally.
A small institution can shift direction in minutes where a Big 7 bank takes weeks to change course. Imagine a Ferrari vs a Suburban on a race track or a small maneuverable swift boat vs an oil tanker.
We small bankers are much hungrier than the Big 7! We will work harder and strive more to earn your business where a large bank just does not care! They do not need to care!
This is a shift in the paradigm of lending, by relying upon localized mortgage bankers we can all collectively chip away at the massive control the Big 7 banks hold over us. We will force them to be more competitive!
